Your inspection is performed personally by a certified Arizona home inspector, not handed off to a rotating crew.
Your detailed report is delivered digitally through HomeGauge, so you can pull it up on any device whenever you need it.
Whether you’re buying your first home in Queen Creek, listing a property in San Tan Valley, or simply staying ahead of routine maintenance, JDT Home Inspections gives East Valley homeowners the clarity they need from the very first call. As your home inspector, we combine technical know-how with genuine attention to detail, the kind of thoroughness our clients tell us they notice and appreciate most.
Every inspection follows the Arizona Standards of Professional Practice for Home Inspectors, which keeps our evaluation of a home’s major systems and structural components consistent and professional from one appointment to the next. We flag urgent safety concerns and note early signs of wear so nothing catches you off guard after closing.
Once the walkthrough is complete, we’ll walk you and your agent through everything we found in plain, jargon-free language. You’ll receive a detailed digital report through HomeGauge, complete with photos and notes, giving you the visual proof and peace of mind to move forward with your decision.

A little preparation goes a long way toward a smooth, efficient home inspection. Whether you’re the homeowner getting the house ready or a buyer planning to attend, these steps help make sure nothing gets missed on inspection day.
Make sure key areas are easy to reach before we arrive. Unlock access panels, clear items away from the water heater and electrical panel, and move anything blocking windows, closets, or the attic access. The more accessible the home, the more thorough the inspection can be.
We need power, water, and gas running to properly test appliances, plumbing fixtures, and HVAC systems. If utilities have been shut off between showings, arrange to have them reconnected before your appointment so nothing gets skipped or marked as "unable to test."
It isn't required, but joining our inspector for the final review gives you the chance to see issues firsthand and ask questions in real time. It's the easiest way to fully understand your report and prioritize next steps with confidence.
